Tile Flooring in Franklin, TN

Tile is the hard floor for mudrooms, baths, kitchens, and entries that take grit from Westhaven sidewalks and rainy school runs. A tile quote is mostly a prep quote. The tile itself is the visible part.

Large-format porcelain is what most Franklin remodels ask for: fewer grout lines, a stone or concrete look, and a surface that does not care about a wet dog. Those big tiles need a flatter subfloor than a 4-inch mosaic. If the plywood moves or the slab has a hump, the quote has to include flattening or the grout cracks later. That prep is not optional padding on the invoice.

A floor tile job and a shower build are different projects. Waterproofing a shower, a bench, and a niche is more than setting tile on a bathroom floor. If the shower is in scope, say so in the message and describe the walls. If you only want the floor outside the tub, say that too. Mixing those two into one vague “bathroom tile” note produces a quote you cannot compare.

Transitions to hardwood in a Franklin foyer or to LVP in a hallway need a height plan. Tile plus mortar is thicker than many floating floors. Doors, toilets, and cabinet toe-kicks all notice. Mention whether the cabinets stay.

Heated floors come up in primary baths. If you want electric heat under the tile, it has to be in the first quote, because the mortar bed and the electrical work change the schedule. A flooring quote does not include the electrical circuit for that heat. Call out heat so it can be separated cleanly.

Tile facts the form should carry

  • Rooms and approximate square footage.
  • Floor only, or shower and walls too.
  • Tile size if you know it. Large rectangles need flatter floors.
  • Slab or wood subfloor, and whether the current floor is tile already.
  • Whether toilets, vanities, or kitchen islands stay in place.

How tile work is usually sequenced

  1. 1

    Demo and inspect

The old floor comes up far enough to see the substrate. Soft wood or a hollow slab patch stops the job until it is fixed.

  2. 2

    Flatten and membranes

Patch, cement board, or an uncoupling membrane goes down when the assembly needs it. The quote names which one.

  3. 3

    Layout

Center lines, cuts at the doorway, and where the small pieces land are decided before thinset starts.

  4. 4

    Grout and cure

You stay off the floor while it cures. The quote should give that window in days, not “soon.”

Where tile belongs in a Williamson County house

Entries, mudrooms, baths, and kitchens are the usual yes. Whole-house tile over a bouncy upstairs subfloor is often a no unless the structure is stiffened first. If the upstairs bounce is the actual complaint, start with subfloor repair.

Questions about tile flooring

Do you quote shower waterproofing?

Only when you describe the shower on the form. A floor-tile price is not a shower price. Waterproofing is part of a shower scope, not a free add-on discovered on demo day.

Can tile go over hardwood?

Rarely as a first choice. The wood moves and the tile does not. The usual path is to remove the wood or build a proper underlayment. The quote should say which.

Is natural stone different from porcelain?

Yes. Marble and travertine etch and need sealing. Porcelain is what most family baths should compare first. Name the material if you have already picked a slab or a sample.
