Hardwood Floor Installation in Franklin, TN

Solid hardwood is the floor many Franklin houses were built with, and it is still the material people ask about for living rooms, halls, and stairs. A useful quote starts with the rooms, the species or color, and whether the boards will be prefinished or finished in place.

Older streets near downtown Franklin — around Main Street, 3rd Avenue, and the Lewisburg Avenue side of town — often still have solid red oak under rugs and worn finish. Newer neighborhoods such as Westhaven, Fieldstone Farms, and Berry Farms are more mixed: builder-grade engineered or vinyl in some rooms, and solid or engineered wood where the main floor shows. A hardwood install quote should say which rooms are in scope so you are not comparing a living-room price with a whole-house price.

Middle Tennessee humidity moves around. Summers are damp and winter heat dries a house out. Solid boards move with that swing, which is why the quote should cover how long the wood sits in the house before it is fastened, how the subfloor will be checked, and what happens at exterior doors and tiled rooms. On a concrete slab, solid nail-down hardwood is often a poor fit. Engineered hardwood or a different material is the honest conversation in that case.

Prefinished hardwood arrives with the finish already cured, so the house is not living through sanding dust. Site-finished hardwood is sanded and coated after install, which can blend repairs and stair noses, and it also means days of dust and drying. Neither one is automatically the right call. Say which you want, or say you want both priced.

Stairs, hearths, and closet floors change the number. A straight run of stair treads is a different task from a room of strip flooring. Mention them in the message even if you do not have an exact count.

Include this on the quote request

  • Approximate square footage of the rooms, plus stairs or landings if they are part of the job.
  • What is down now: carpet, old hardwood, vinyl, tile, or a bare subfloor.
  • Species or look you want — red oak, white oak, hickory, maple, or a stained prefinished color.
  • Whether the house is on a crawl space, basement, or slab. Spring Hill and Thompson's Station slabs come up often.
  • Any rooms that must stay in use, and whether pets will be in the house during the work.

How a hardwood install is usually scoped

  1. 1

    Rooms and transitions

The quote names the rooms, the direction of the boards, and how the new floor meets tile, carpet, or exterior doors.

  2. 2

    Subfloor check

Squeaks, high spots, and moisture get looked at before boards go down. Soft subfloor is a separate line, not a surprise inside a wood price. See subfloor repair.

  3. 3

    Material and noses

The quote should list the product, the waste allowance, reducer pieces, and stair noses if stairs are included.

  4. 4

    Schedule and occupancy

Prefinished work and site-finished work keep a house out of commission for different lengths of time. That belongs in the reply, not as a verbal guess.

When solid hardwood earns a quote

It is a strong candidate for dry living areas on a wood subfloor, and for houses where you want the option to sand the floor years from now. It is a weak candidate for a damp basement, a laundry room that floods, or a slab with no plan for moisture. If the goal is a wood look that can handle a wetter room, read the vinyl plank page before you lock the material on the form.

Questions about hardwood floor installation

Do you stock hardwood in Franklin?

This site does not list a showroom or a warehouse. The quote is for material and installation together, or for installation of a product you already chose. Name the product in the message if you have one.

Can old Franklin oak be matched?

Sometimes a new room can be stained close to existing red oak, and sometimes the ages will not match. A quote can price a blend, a border, or a clean break at a doorway. It should not promise an invisible match from a photo.

Is the estimate free?

Yes. Sending this form is a free quote request. If someone needs to see the floor before a number is real, that visit is explained before it is scheduled.
