Epoxy Garage Floors in Franklin, TN

A coated garage floor is a concrete project, not a wood project. Franklin garages pick up road salt, hot tires, and the occasional mower drip. The quote lives or dies on surface prep.

Most requests are two-car attached garages in neighborhoods like McKay's Mill, Westhaven, and the subdivisions along Hillsboro Road. The concrete is often already checked from the original pour, stained under the tires, and dusty. A coating rolled over that, without grinding or a real clean, peels. A useful quote says how the slab will be profiled and whether oil spots need extra work.

Cracks and spalls are not hidden by color flakes. They are filled or they come back as lines in the finish. Control joints need a decision too: honor them, or fill them and accept that concrete still moves. The message on the form should say if the slab is new, badly cracked, or already painted. Paint is a different removal job than bare concrete.

Flake systems and solid colors are both common. Flakes hide dust and small defects. Solid colors show every ridge. Neither one makes a garage into a commercial kitchen floor. This page is for houses. If you have a shop, a dealership bay, or a warehouse, use the commercial flooring form and describe the traffic.

Cure time matters because the cars have to go somewhere. A quote should say how long vehicles stay off the floor. Middle Tennessee afternoons in July change cure schedules. Ask for the season you actually want the work, not a generic “three days.”

Garage notes that change the price

  • One-car, two-car, or three-car, and whether the storage alcove is included.
  • Oil stains, paint, or an old coating that is peeling.
  • Cracks, pits, and sloping toward the door.
  • Flake color or a solid color.
  • Whether a day or two without parking in the garage is realistic.

What a residential garage quote includes

  1. 1

    Look at the slab

Coatings fail in prep. The quote says grind, etch, or both, in plain language.

  2. 2

    Repair

Cracks and joints are listed as their own work.

  3. 3

    Coat system

Primer, body coat, flakes if any, and topcoat are named.

  4. 4

    Return to parking

You get a realistic window before tires go back down.

What this is not

It is not a promise of a lifetime chemical-proof floor, and it is not an industrial spec. It is a residential garage coating quote. If the slab heaves or holds standing water against the house, the coating will not fix drainage.

Questions about epoxy garage floors

Will epoxy survive hot tires?

A proper topcoat is chosen with hot tires in mind. A bargain single coat often prints tire marks. The quote should name the system rather than only the word epoxy.

Can you coat a garage that is already painted?

Sometimes, after the paint is removed. Say that it is painted so removal is in the number.

Do you coat basement concrete too?

Describe it on the form. Basement moisture is a different risk than a garage slab open to the driveway. The reply may be a different product or a no.
